General questions
Yes. Every quote is free and there's no obligation to go ahead. We'll come out, have a proper look at the roof and put the recommended work in writing for you.
Honestly, it depends too much on the specifics for a number here to be worth anything. Roof type, access, pitch and what's actually wrong all change the price. What we can promise is an itemised written quote after we've inspected the roof, and that the number on it is the number you pay unless we find something and talk to you about it first.
Usually a few days for a typical home, since cleaning, repairs, pointing and coating each need to happen in sequence on a dry roof. Wet weather can stretch it out, and we'd rather push a stage back than coat a damp roof.
Every one to two years is a sensible interval, plus a look after any serious storm. Most of the expensive jobs we see started as something small that nobody knew about.
Recurring leaks in different spots, widespread cracked or brittle roofing, or visible sagging usually point that way. But plenty of roofs that look past it are perfectly repairable. We'll give you a straight answer after an inspection, including if that answer is 'leave it for now'.
Yes. We repair storm and hail damage, and we can document what we've found and what the repair involves so you've got something to hand your insurer. We're roofers rather than loss assessors, so we won't manage the claim itself.
We do, along with rental properties and strata work. If you're a landlord or property manager, let us know when you enquire so we can organise access and reporting to suit.
We're based in Yokine and work right across the Perth metro area, from the northern suburbs down to the south of the river and out towards the hills. If you're beyond the metro area it's still worth asking; depending on the job we can often help.
Every job is done to Australian Standards. Bedding, flashing, fixings and falls get the same attention as the parts you actually see. If you'd like to see our current paperwork before work starts, just ask and we'll send it through.
Definitely, and it helps. Attach a few photos to the enquiry form, one of the problem area and one of the whole roof, and we can often give you a rough idea of what you're dealing with before we visit.
Roof Repairs
About roof repairsIt depends on what's actually wrong, what your roof is made of and how hard it is to get to. A couple of cracked tiles is a very different job to re-doing a valley. We'll give you a written quote after we've had a look, and you're under no obligation to go ahead with it.
Yes. We handle storm and hail damage including lifted or broken tiles, damaged flashing and dented sheeting. If you're claiming on insurance we can document what we find and what the repair involves so you've got something to give your insurer.
An active leak is the sort of thing we try to fit in quickly, because water damage gets more expensive by the day. Text us a photo rather than using the form if it's urgent and we'll let you know the soonest we can be there.
Yes, terracotta and concrete tiles as well as metal sheeting. Let us know which you've got when you enquire so we can bring the right materials with us.
In most cases a repair is enough, and that's what we'll recommend. If your roof is at the point where you'd be repairing it every year, we'll tell you that honestly and show you why. But we won't push a replacement on a roof that's still got life in it.
Roof Restoration
About roof restorationUsually a few days for a typical home, spread across cleaning, repairs, pointing and coating. Each stage needs the roof to be dry, so wet weather can stretch it out. We'll give you a realistic timeframe with your quote rather than an optimistic one.
Considerably, as long as the tiles and roof structure are still sound. Restoration is about getting more life out of what's already there. If your roof is past that point, we'll say so. Restoring a roof that needs replacing just wastes your money.
Yes. The warranty terms are set out in writing with your quote, so you know exactly what's covered and for how long before you commit to anything.
Yes. Roof coatings come in a solid range of colours, and we'll go through the options with you when we quote. Worth checking your local council or estate rules first if you're in a newer development.
Every year or two is a reasonable rule of thumb, plus a look after any decent storm. Picking up a cracked tile or failing pointing early is a much smaller job than dealing with the water damage it causes later.
Roof Replacement
About roof replacementThe usual signs are recurring leaks in different places, widespread cracked or brittle roofing, sagging in the roofline, or a roof that's simply reached the end of its expected life. A proper inspection is the only way to be sure, and we'll give you an honest answer either way.
It depends on the size and complexity of the roof, the material and the weather. We'll give you a programme of works with your quote so you know roughly which days we'll be on site and what's happening each day.
Almost never. The work happens from outside and we only ever open up as much as we can close in again the same day. It is noisy though, so it's worth planning around if you work from home.
Terracotta and concrete tiles, and steel sheeting in the usual profiles and colour ranges. Tell us what you're after, or ask us to recommend something suited to your home, the WA coastal climate and your budget. We'll talk you through the trade-offs rather than just quoting one option.
A like-for-like replacement usually doesn't, but changing the roof profile, pitch or material can, and heritage listings or estate covenants add their own rules. We'll flag anything we think you should check with your council before you commit.
Gutter Services
About gutter servicesOnce or twice a year suits most homes, and more often if you've got gums or other messy trees nearby. The important one is a clean before storm season, which is when blocked gutters do the most damage.
If you're clearing gutters more than twice a year, or the roof is difficult to access safely, it usually pays for itself. It reduces cleaning rather than eliminating it, since fine grit and small debris still get through, but it makes a real difference under trees.
Yes. Water backing up over the edge of a blocked gutter can run behind the fascia and into the roof space, and gutters pulling away take the fascia with them. It's a small problem that turns into a structural one if it's left.
